Practical Housing Solutions LLC is an Ohio Limited Liability Company based in Fairfield Township between Cincinnati and Dayton, Ohio. We specialize in helping people who are facing foreclosure because they got caught up in the problems associated with the housing crash, the soaring unemployment and the faltering economy.
- What is Practical Housing Solutions all about? Helping people who are in financial trouble because of the failing US economy.
- Helping people who want to invest in restoring broken communities, houses and families.
- Putting experienced investors, and companies with useful products and services together with people who need to sell their home before the foreclosure sale ruins their credit and life.
For most people, just the thought of loosing their home to foreclosure causes a sort of mental paralysis that prevents them from thinking clearly and taking appropriate actions. Those who can and do take action often get caught up in a seemingly endless web of lawyers, financial advisers and real estate agents who do not understand their problems and only offer traditional solutions at a price.
Practical Housing Solutions in not restricted by the encumbrances limiting what lawyers, financial advisers and real estate agents can offer, say and do to resolve these difficult financial problems. Most have very little practical experience with “Short Sales” because they take too long and require too much interaction while the banks dictate their commissions and profits.
On the other hand, Practical Housing Solutions charges $0 yes zero dollars for our services. We do not under circumstances tell people what to do or not do. We are not lawyers, real estate agents, financial advisers or doctors nor do we play them on TV or radio. We do, however, inform people of their rights and obligations and offer legal, ethical and responsible alternatives to foreclosure.
Practical Housing Solutions’ extensive background in negotiating with:
- Lawyers
- Bankers
- Junior lien holders
- Title companies
- Real estate buyers and investors
gives us at Practical Housing Solutions a deep and abiding understanding of what a person or family facing foreclosure or bankruptcy is going through on a daily basis. It is our goal to minimize the largely negative effects they cause. We achieve this goal by creating and executing a practical and workable solution that will minimize the negative effect on the home owner, the neighborhood in which they live and yes, the lenders who are involved.
Unfortunately, many lenders will not cooperate with our efforts to mitigate their losses and insist on taking the property to the foreclosure sale. This action very often results in the primary lender buying the property at the sale because there are no bidders willing to pay the minimum price the lender is demanding. This also results in the lending bank owning yet another house they do not want and are not prepared to maintain. Worst of all, it results in yet another vacant house in the neighborhood, lowering its value and the value of the other houses in the area.
This blog will soon be overflowing with strategies and examples anyone can use to avoid the major pitfalls of foreclosure, bankruptcy, forbearance and short sales.
You can also listen to The Practical Housing Solutions radio show every Sunday at 6 to 7 PM on 55KRC The Talk Station (550 AM) in Cincinnati, Ohio, and on the web at 55KRC on line or IHeartRadio on our smart phone.
Our overall mission is to improve the lives of all the people we come in contact with through education and action;
- Keeping them up to date on what’s happening with their house and the bank, and what to expect throughout the foreclosure process;
- Settling the situation with their house through purchase of the house or keeping the homeowner in the house by modifying their loan to something they can afford long term.
We are not:
- anti bank,
- anti lawyer,
- anti real estate agent,
- anti financial adviser,
- or anti anything else.
We are
- Pro America and Constitution,
- Pro Capitalism and the right to own property and make good and bad decisions without government interference or intervention,
- Pro Lawyer because they are absolutely necessary to keep us appraised of the constantly changing landscape of government regulations and restrictions designed to protect political favorites
- Pro Banks that keep the best interest of their investors, employees and borrowers prominent in their decisions,
- Pro Real Estate industry. We support and often use real estate agents and brokers to market and sell the houses we acquire from short sales that are in marketable condition.
- Pro Investors because they buy and restore many of the houses acquired through short sales that are not yet in marketable condition.
We can not guarantee a successful outcome of our efforts toward a short sale or loan modification. That is totally dependent on the whims of the banks and their investors.
What we can guarantee is, that we will leave home owners better informed about the short sale and foreclosure processes than they were before we met them, giving them more peace of mind than dealing directly with the banks.
